Frequently Asked Questions

Is this really free?

The number one thing we get asked is about the cost of our service. To us, free means free—no strings attached.

Apartments pay us a referral fee out of their marketing budget. This doesn’t cause an increase in rent or fees for you either.

Your rent is is likely your biggest monthly expense. Why not tap in the experts and make sure your next apartment home is perfect for you.

When should I reach out to you?

It’s best to tour when you’re ready to make a decision, typically 45-60 days out from your move-in date. Pricing, specials and availability are subject to change every 24 hours, so if you tour and don’t jump on a unit you run the risk of the price increasing as well as losing out on look and lease specials!

2

How do I make sure you all get credit for helping me?

Let the apartment community know from the moment you walk in that you’ve been working with an apartment locator. You need to also write your agent’s name and "My Apartment Dallas" in the referral section of your application. If you are applying online, there is typically a section titled “How did you hear about us?” or “Referral source.” That is where you must choose “Locator” or “My Apartment Dallas” from the drop-down menu.

3

Can I get an apartment if I have bad credit, eviction, a felony etc.?

For bad credit and misdemeanors: Your agent will dive deeper with you about the details about your credit or misdemeanor – depending on this, the options that accept these details might be limited, but if they are out there we will help you find them! For evictions and felonies: Most properties that work with us do not accept applicants with any felonies or evictions on their records.

4

Are apartment locators licensed real estate agents?

Yes! Apartment Locators are Licensed Real Estate Agents. This is required across the state of Texas!

5

What if I change my mind after I apply for an apartment?

We totally get it! Sometimes things change. If that’s the case, your locator can talk through how you’re feeling and help you find something that is a better fit. In some cases this might mean you lose those application fees for your original unit, but when you’re talking about where you’ll live for a year, sometimes it washes out!

6

How much money do I need to make in order to qualify for an apartment?

Most properties require you to make 3 times the monthly rent as your gross income for the month (that’s before taxes!) For example: If the apartment costs $1,500 per month, you’d need to bring in $4,500 per month before taxes to qualify!

7

What if I use a cosigner or guarantor to qualify for my apartment?

When it comes to apartments and rentals, both cosigners and guarantors can help you qualify – keeping in mind that they have a few key differences. A guarantor is an individual who takes on the financial responsibility of the apartment should the tenant default or fail to pay rent. Guarantors are not considered tenants and therefore not allowed to live in the unit. A cosigner is considered a tenant and can live in the apartment they cosign for. This also means the cosigner is immediately responsible for paying the rent and has the same liability for the unit that the primary renter has.

8

Does my roommate/partner have to be on the lease?

In the State of Texas, any occupant over the age of 18 residing in the unit must be listed on the lease.
